Who Pays For Trace & Access?
Homeowner? Landlord? Freeholder? Here's who's actually responsible for paying for leak detection when things go wrong.
In a freehold home, the homeowner's buildings insurance normally pays for Trace & Access up to the policy limit.
In a leasehold flat, it usually falls under the block buildings insurance — but the leaseholder often has to make the initial claim.
If the leak is from a neighbour's flat, both insurers may be involved. Our reports settle causation so claims can proceed.
For rented properties, the landlord's insurance is the first port of call; tenants should report any signs of a leak immediately.
